Egress windows in basement?

We are currently going through a reno in which we have to replace the entire basement foundation walls. Is it worth it to have the contractor put in an egress window? It's a 2 bed 1 bath that we are planning on renting out, but want to plan ahead for when we decide to sell. If we put an egress window in now, we can finish it at a later date, and if we add a bedroom it may appraise quite a bit higher. What do you think? It's in a B to B- neighborhood where most homes are at least 3 bedrooms.
