You do a 1031 and that person sells the land at no profit so there is no harm to them.

If your goal is to cash flow and the only way you can achieve that is with a 40 year loan then I wouldn’t see any harm in going that route, but again I’d shoot for an interest only loan first if it’s available.

The big national lenders have reputations for screwing up all the state-specific stuff on a pretty routine basis, which in addition to potentially screwing up your transaction, can actually harm the chances of your offer getting accepted to begin with.

If you already have all the money you need and simply plan on dabbling in real estate as a hobby there is no harm in ignoring cash flow and speculating on appreciation.

@James Wise Bottom line i would not want to be in Morris seat at this moment in time.. he made a ton of dough and in the interim harmed and some very deeply a lot of newer or new investors..
