When a licensed agent is selling their own property, the agency laws (at least here in UT, and I believe everywhere else) prohibit that agent from representing the buyer of their property.

My Utah opperations are a little easier because the purchase contract is only 6 pages.

I'm considering buying a 4 plex in Utah, but they go for about 800K and rent out for about $1000-$1100 per door - so not great returns given the fact that I would have to pay for my HELOC money and the mortgage.

In Utah that would make your tax liability in the neighborhood of around $2800.
