Looks like a good project all around but you certainly need to present it professionally to get this kind of dough from someone especially if you haven't done this before.

I would ask around to other title companies especially those that deal with investors deals and run into this kind of thing. 

There are plenty of available properties that won't require that kind of remediation!

I keep listening to these podcasts hearing of everyone buying multifamily for around $100k, but I don't think Atlanta is that kind of market unless you're aggressive with finding off-market deals.

First you have to decide what your reason for investing is So, Decide which kind of investor you want to be (SFR, Commercial, Land, Tax Liens, Passive, HML, Multi-Family, Notes, Fix & Flip, Buy & Hold, "Subject To", apartments, duplexes, assisted living, REOs, Foreclosures, Short Sales), etc.

Does anyone really get into law sue or this kind of LLC setup is overkilled?
