This is a property that I am house-hacking with 3 other people, so having most of my mortgage paid for me is pretty darn sweet.Unfortunately, I didn't do the best due diligence, and we've discovered some structural issues with the home that are going to cost a substantial amount of capital to repair, in addition to other things that we KNEW going into the sale would need repaired or replaced.

Let me add that there are plenty of wonderful tenants out there that I don't mind giving a holiday thank you gift so what we give them is a nice thank you card for being our tenant with a candy cane or two.. something like that doesn't cost a lot but they know that it's a handwritten card and let's them know that they are appreciated and that really goes a long way :)
