Most LO's and processors can't live up to their expected standards for package in a loan so borrowers get steered to a "easier" lender.I've done a lot of loans through Provident funding often times with little to no prior to doc conditions, but then again if I submit a loan to Provident I do the processing I can't trust my account to just anyone submissions need to be perfect or they'll cut you off.

I would be selling the park owned mobiles to tenants to get out from under the maintenance and repairs...but I can't sell the house...but I don't really want to deal with a renter in the house and owners in the mobiles.Should I just steer clear of this one?

I've been told to be careful in any wording that would suggest that families with children are being steered away.I don't think the search terms in the OP's post do that, but it is something to be aware of.

That house has given us an opportunity to get some rehab experience and we have started building relationships with a really good electrician and a couple of other handyman types.From what I have seen on BP I should be looking to get involved with a local REI club to start building relationships but I have not been able to find anything around here.Hoping someone with local knowledge on BP can steer me in the right direction for attending some central california meet ups.My goal to build a stable quality REI business over the next few years and eventually transition into this full time.Glad to 'meet' everyone and I promise to stop lurking and get more involved on the BP site.
