Secondly my office supports the fix and flip rehab projects and I am the "deal finder," there - so much of my day is scouting new MLS and yellow letter/postcard/referral leads we get. 

My latest sewing machine escapades were making bean bags for the Cub scouts and making my sons' ripped-knee pants into shorts.    

You can also leave home an extra hour or so before work to scout the neighbourhoods (between home and work).

I would love to be that person Brandon fantasized about in the same podcast episode 12 (2013) by finding an investor who would be interested in training me up to be their scout/wholesaler.

Steve BabiakI ask the neighbors if they are aware of the pending sheriff sale, and whether the occupants have moved or not.Nosey neighbors can be valuable assets when scouting houses before a foreclosure sale.

The commercial lender I represent reviews these stats and generally avoids properties with neighborhood scout crime scores under 20 (translation, this neighborhood is more dangerous than approximately 80% of neighborhoods in the U.S. with a score of 20) If we entertain a property in a higher crime area it is usually at a reduced LTV, like 60% instead of our max 75%.  

If conditions are bad enough for the population to decrease, many things must be undesirable.Low crime - Eliminate any city listed on Neighborhood Scout’s list of the 100 most dangerous cities in the US.

If you have family elsewhere perhaps those would be good places to start in - and if you are close with your family that may even help w/ 'boots on the ground' - i.e scouting, or helping w/ tenant issues etc.
