Right around the corner from me on Boynton Beach Blvd, busy road, 3500 sq ft house, just sold (to some ignorant idiot) 4.5 MILL, that's more then 1k per sq ft, again, INSANE.

I owned a place in Daytona Beach prior and that did well for 2 years and then the bottom totally fell out of the (global) market. 

Also in my early days had a beach mansion that had a last minute 1 night booking supposedly for a couple celebrating anniversary. 

You can buy a SFH or a 2-4 unit close to the beach by the Guld side and stay under $300K.
