Hello all, my husband and I are looking to purchase investment properties in the not too distant future as well as buying a new home.  

If the listing doesnt include the age of the major appliances as a selling feature, then i would make the assumption that i will need to budget for replacement in the not to distant future if i plan on being a oos investor.

Good discussion going on here, and pretty civil yet considering the diverse opinions we all seem to have ;-) I hope to some day do so 1031s in the distant future, so I get the appeal of them.

Now I am just focused on paying down the HELOCs I have, so that when the market crashes, I will be ready to jump in and buy. 2010-2012 was a great time to be a buyer, I anticipate another such period in the not so distant future.

But you’ll find that most Triangle real estate does not cash flow positive, and with your work and family obligations you may or may not have the bandwidth to deal with traveling to distant and marginal areas. 

Hi Thu, I'm sorry for your trouble, it's a frustrated situation especially when you are a distant owner. 

On the other hand, if you have already done a value add then you can safely start saving up for these items to happen more distantly in the future. 

People get ideas in their head all the time...Distant 3rd Cousin-in-law: "Oh granny always said she wanted US to have the house; back in 1997 she said if we liked it we could move in when she died..." 

Some of my tools were there and after assembling and loading the tools and materials needed for the day, departed the rehab about 0545, arriving at the distant property about 0900.
