I live in Wilmington, born and raised. As I look to buy my first rental, I have a few questions:

1) Curious to hear thoughts on investing in the NCC area. What are others seeing relative to the typical 1% or 2% rule? It seems that these rules may be hard to achieve outside of class C investments which don't interest me, but I think with Delaware having lower taxes than other areas in the country, the rule may need to be adjusted for NCC. 

2) MLS or working with wholesalers? Curious to hear about how those that have been doing this for a few years think about finding buy and hold properties on MLS.
