The median closed sales price in July 2020 was $329,000, as compared to $275,000 last July and $213,000 back in 2017, according to the Ulster County MLS.

My question is: when wholesaling, after finding a great deal, do you need real proof of funds to the get the property under contact or is there a way to get it under contract, find a buyer and complete a double closing/assign the right to sell without actually having the cash for the property? 

If you feel the need to explain why you hit the "reject" button, you could add to any of those: We are closing this leasing process by rejecting all remaining applications in the queue. 

We have 60 rentals12 air bb units, Ohio  and Fla. 15-20  flips and wholesales, between buy and sell close at any point. 

If you get 1% to get an appointment / follow up call and close on 1 you are winning. 

The IRS may scrutinize such transactions, especially if the "swap and drop" occurs too close in time.If the partnership has to be dissolved immediately it will be tough to sell the one property and defer taxes individually. 

And even then, the life cycle is generally pretty long from first contact to closing.  

If you want to buy in University city, I recommend staying as close to the universities possible in order to attract the best tenants and have the best room for appreciation.

Imagine if it cost 1000 to send out 50 letters but half of them responded and half of those wanted an offer and half of those accepted an offer and half of those closed and half of those resold for a net 50k. 

If have investment property, we are looking for relatively updated units (we are ok doing some work ourselves), class C+/B tenants, with rents either close to market rate or that can be increased.
