Philly- University City area: Cash flow positive possible?

Hi,
Wanted to check what cash on cash return/cashflow I should expect for units in University City area (West Powelton, Powelton Village). Inventory seems low, and I am trying to househack my first unit. However, the units I see myself living in all barely break even on cashflow. Is this to be expected at this point? Should I wait for Spring for greater inventory, or for lower rates to see if cashflow improves?
