The first step for me would be to introduce myself to the tenants - in writing - with instructions for payment of rent, reporting maintenance, and a request to schedule an in-person inspection of their unit within one week.

I'm not licensed in NJ, I don't know their specific laws, but I'd talk to the agent and ask if there's a way to request reimbursement for the cost of your inspection.

We actually found vermiculite in the attic and requested that the sellers handle the removal before closing, & they did.

Currently I am trying to figure out how to make a compelling offer (knowing seller's alternative is to wait for the bidding war to ensue) -considering things like paying all seller closing costs, waving any requests for credits (based on issues that come up in the inspection), but most likely keeping all the contingencies.

Just a few thoughts: - Get a thorough inspection- Get 3-5 estimates from GCs- Pick the right ‘genre’ of GC (fourplex and smaller usually falls under midsize or smaller GCs) - Always check license numbers and if you’re repairs or more than $25k, request references/info for 3 past similar projects with pictures or check social media and reviews - Get a service agreement in place before finalizing your deal and make sure the estimates cover everything in your inspection report and nothing is overlooked so there’s not as much unexpected cost that pops up.
