I live in Denver and I invest in Dayton, OH for the same kind of cashflow requirements.

Being fairly new to the area, I have not yet met anyone and have only come across one property that caught my eye.I am open to all kinds of real estate investing, but the idea of the first buy, multiplex house hack has my interest at the moment.

Once I've gotten a good look I think I'll have a better shot of putting the right numbers into the various bigger pockets calculators to get an idea of what kind of deal it actually is. 

There is information online about cities that have the most flipping activities and cash buyers that should give you a good idea of maybe a popular area.I think most importantly, is building a buyers list so you know what kind of properties to focus on. 

So if you've ever done one of these auctions, what kind of strategy should I employ?

What kind of monopoly have the lawyers in New York State created here?

Basically just write out what kind of investing you want to do (flipping, wholesaling, buy and hold, etc), when do you want to invest (now, 6 months from now, in a year), how frequently do you want to invest (one house a year, one house a month, etc.), where you want to invest, what kind of properties do you want to invest in, and so forth.

Since banks are not friendly to this kind of property, how would you go about financing the repairs.
