How familiar is your company with the regulatory environment for rental properties in California? 

The trimming is lousy, wall boards bounce, large gaps...detail is horrible.In NYC i could get a total gut job and have installed: Proper sheetrock & durock wall backing, a new shower body with single lever handle & spout, porcelain floor tiles throughout, porcelain wall tiles surrounding the tub to ceiling height, tub, sink, new vanity, baseboard, prime and paint and 2 light fixtures for 10-13K. 

I think I felt my jaw hit the floor and managed to restrain my foot from making contact with his body and I said "I look forward to receiving your estimate". 

As a landlord in San Francisco, my feeling is you'd better take a long hard look at the regulatory environment.

Portland Oregon is really about max density.. would be great if they had this.. but no they make it far tougher on the regulatory side of things..
