Hello everyone my name is Edwin manning i currently live in the Modesto Ca area and i'm about 5 days new to the Bigger pockets site and would love any help navigating.

For a few hundred bucks (or less) have an engineer come to site and take a look.

Their site makes things seem pretty transparent , they have properties across the nation.  

Now if you are representing them in the sale, and you have a fiduciary responsibility, then that will complicate the matter.

I have connected with some investors on this site who are already working with a realtor in our area. 

If you are - then it makes things more complicated as you are acquiring a personal residence and an investment property.

I do know that the more intimate a property owner gets with their tenant the more complicated these issues get.

Hi All -What sites do you use to determine how high you can push your rents?

As the Property Manager for a landlord, do you folks charge extra for any repair projects or maintenance calls that require on-site supervision and time spent above the normal call of duty to see the repair or maintenance through?

I don't want to rely on the tenants so we would be integrating that into the on site maintenance program (it's a 166 unit with two on site staff maintenance techs so we could do that easily).
