If by investor friendly, you mean doing title insurance for a double close with none of your own funds it's a whole different animal.

I know these were inherited tenants, but to help address this issue going forward, I would add a high unauthorized animal fee to my leases.

JUST bought the property and its honestly not conduce to having animals due to the layout, its on a busy, non-fenced in street, and I'd prefer this to be animal/pet free.

Commercial financing is a different animal altogether, and may require higher down payments, higher interest rates, shorter amortization periods, and more interest rate risk.
