Why are squatters so smart??

Imagine: you are trying to sell one one of your biggest clients non performing assets. The house has a ton of value and, in a perfect world, you could sell 30k higher. However, your landlord client neglected this property for A WHILE and in that time 3 squatters Have comfortably found their way into the property and turned it into the classic hoarders home with animal droppings, fleas, and trash from front to back. Needless to say the bottles on the floor aren’t filled with apple juice (I apologize for the vivid imagery).

Open your eyes: this is my (and many RE professionals) realty. This isn’t an all glamorous business.

It’s likely these people were down on their luck and needed shelter. I will never judge because I have never been able to relate (praise the lord). but IT BLOWS MY MIND how they are pseudo paralegals on the ejection process and current hold up of evictions. I wouldn’t be shocked if they could reference cases to justify a legal precedence for squatting.

I have a price for cash for keys and have developed rapport by treating the squatters like people (which they are) but leading up to this closing I’m growing more and more anxious of them actually getting out and letting us close the deal.

BP ethos- what’s your best/worst experience with squatters and what ways were you able to come up with solutions?
