I understand you do not guarantee any content, no one can in an open forum, but your team clearly works hard to police the site. 

Joe is right, attempting to advertis a house u don't have equitable interest in OR own OR if you don't have a license, u may be in for the REI police looking at you in your area, such as they do here.

I didn't have to get to the point where I would have called the police for a civil standby, which I'd done before for another tenant refusing access.

One of my good friends is a police officer in the area and he also told me that 90% of call outs are to multifamily residences haha Just my opinion.

For students sometimes searching police log and google  tells you more then that background check. 

Tell the tenant they need to address this with the police if it's an issue.

Suggest calling the police to check on it.
