Money is made by wholesaling houses, that is how I started out and the fast cash helped, but real estate is a long term game so building a well rounded business with rental properties(long term reoccurring income) and flips/wholesales(short term money makers) is the way to build wealth.

My criteria for sell or hold is how much cash flow the property produces, how much return for flipping the property, and how easy I can replace it with another money maker.

I use Brian Buffini's Referral Maker CRM for the agent side of my business. 

My goal is to reach out directly to the decision makers of multi-member partnerships such as TIC's, LLC's, LP's and so on. 

I have sales that scheduled to close in the next few weeks, and if they didn't, I'd have to move around money, make some calls....You know how we deal makers are.
