I have some outside work to do on it (i.e. siding replacement and landscaping, redo the balconies) and simultaneously "flipping" the vacant unit (new carpet & linoleum, new paint, new counter-tops, new A/C unit).

.~1,085 sq. ft-64k (asking was 69.9)-2 beds, 1.5 bath (converted from 3 beds and going back to 3 beds)- 1 car garage, car port and a shed in the backmajor work - roof, skylight, paint cabinets, countertop, kitchen floors, bath update, put up a wall for a 3rd bedroom. maybe refinish the hardwood - budget?

We'll paint the cabinets, replace the countertops with a nicer laminate and keep the flooring, which is still in good shape.Guest bath:Replacing the vinyl with vinyl tile and replacing the vanity top (this one has significant cracks near the drain)Master bath:Keeping the vanity and fixtures.

New paint everywhere, new light fixtures, two new bathrooms (new vanities, lights, fixtures minus the toilets), a totally new kitchen (new sink, countertop, backsplash, appliances, new front door, new GFCI outlets in every room, new supply plumbing throughout (a few new drain lines as well) and a new ceiling in the master bathroom.I hired out the repipe, the backsplash, and the painting, and did the rest (and fifty small things I didn't mention) myself.

@Wei-Der Huang I don't think I would be comfortable managing a large rehab from out state either, but changing out floor, paint, countertops and appliances are pretty easy to do.
