How can I value-add for higher rent?

My current tenants are coming to an end of the lease. In case they do not stay put, I'd be looking for new tenants in next few months. I was wondering what kind of value-adds can I spend money on to increase rent for new tenants?

SFR built in 2005. Granite countertops, SS appliances, Tile flooring downstairs, laminate flooring upstairs.

I feel that the house is pretty up to date. But, I may be blinded by owner's bias. Any advice from PROs appreciated.
