(By the way, your flip seems like a deal to me).I don't have that level of access (or time), and want income-producing properties for strong capital growth (like yourself).So I have been looking in my work area (Western Missouri), and the deals are there in Class C neighborhoods, but I'm having a hard time finding the Class C properties in the Class A/B neighborhoods (have not found a deal better than 0.9-1% for a multifamily in those neighborhoods, and the few 2+% in the class C neighborhoods, can't yet tell if they are war zones).

Lots of good training videos for western state foreclosures.One if the challenges is the constantly changing laws and government intervention that makes it more difficult for the investor and lenders alike to stay current with compliance.Good luck and dint skimp on the education as it's ultimately your best ROI.

@Kevin DrysdaleIn addition to finding a trustee - on my last check only Olympia Trust, Canada Western Trust, Eastern Trust and Laurentian Bank (via B2B) were offering services for self-directed, arms-length mortgages - find yourself a broker who deals with private mortgages.Working though a broker can reduce the need for any single lender to fund the entire mortgage - the broker can have multiple (though usually <=4) RRSPs fund the mortgage and take care of the servicing.
