Also, maintenance costs will have to be factored in - if you live in Bakersfield but own a beach condo in Hawaii, you are going to have to get a house cleaner to clean up after the previous tenants: take the trash out, vacuum, wash the bed sheets, and just make sure the place is clean in general.  

I'm renting for now, but I'd like to buy a duplex or triplex and live in one of the units.If all goes well, in five years from now my girlfriend and I would like to move to Wenatchee, WA (she has family there) and semi-retire to do RE investing full time.

My take (from talking with people who have property there) is that that shouldn't be a huge issue if you are not talking about laundromats or car washes.

My plan was to pressure wash the walls, Drylock the seeping areas and repaint all the walls with a mold inhibiting paint. 

Here is a list of what I am wanting thus far in a boat- a nice teak interior that doesn't need sanded or varnished- enough sleeping space for 6, and there are plenty of boats for that- cockpit area that offers plenty of seating- a diesel engine that looks like it is in great shape- a good generator, hefty water maker, a washing machine, a water rinse at bow and stern, a place for diving gear, well I could go on- enough seating inside where everyone can eat without touching elbows too much- this will be a live in boat so it needs to be somewhat comfy- I really like the teak work on say the Hans Christian boats, here is a nice 52 for sale for $245,000.00 which is in my dream budget. 

If they could not thoroughly explain the eviction then even if you collect an extra few hundred dollars and they stop paying the rent third month in how soon will that be a wash? 

I am thinking about starting a side say (hobby) of power washing decks and other peoples homes around my area of (Capac, Brown city, Peck,) for weekend for, to help me achieve my goal of getting another rental within 8 months. 

If he loans me money at a 12% rate, he would make $36,000 per deal, meaning it would take 2.5 deals for him to free up $300,000 and essentially wash away any tax bill.
