Sold a beachfront home in Panama City Beach last year, Beautiful beach, wonderful tourists and terrible infrastructure and local populace.

That said in certain areas such as large tourist areas they could certainly contribute heavily to the issue.

From my research this seems to be a great year round tourist area for outdoor activities.

So I live in a quaint tourist town in the Poconos and just purchased a my first rental property across from my house with 5x Tenants who've been there for years and are paying far below the market rent for this area. 

It's much more tourist driven and there's a lot space between Phoenix and Sedona so I wouldn't be surprised if you aren't seeing it.

Not every house will work for a STR, you need a year-round tourist destination, and a GREAT location.Adding sweat equity is a big plus, of course, as much as you can handle or stomach......Just keep looking, or change your areas of interest....

Restrictions are minimal from Pcb - Destin, and I'd like to think they stay that way due to our market being dependent on tourists.

With recreational destinations, it helps to have an infrastructure that can serve tourists.
