Looking For advice on ARBNB/STR Locations in Florida

Title says it all . I have started my search for good location in Florida to invest in short term/vacation rental in 300-400 price range. I have started looking at Tampa/St. Petersburg area as well as Jacksonville to St. Augustine area only because I have been there few times. I am not too familiar with rest of Florida markets and trying to narrow down to 3-4 locations that generates competitive returns and high occupancy rates

I would like to be as close as possible to the beach given the price.  I would love to get something before end of Jan. Ideally I would love to get a place that needs some cosmetic work done to get a bit of equity hedge. 

I would really appreciate if fellow investors that are operating STR's/vacation rentals can help with information on what kind of returns (%) I should be looking for, what markets should I be targeting that have a growth potential and easy to deal with restrictions if any. I am not locked on those I mentioned and open to any location that has great returns and desirable. Ideally but not super important is to be in the area that has potential to appreciate independent of STR's.

Hey @Dmitry Rockman, do a search and you will find all sorts of info on Florida rentals and other areas. Many folks have posted info.
