Last night at the BP meetup @Dawn Brenengen said she would tag along for the ride, and @Alexander Felice said he can swing by once we get there to add some local knowledge/input.

Yea it's going to be a crazy ride ! 

Our thought right now is, why rock the boat and get ride of them, spend roughly $7K in remodeling to get $100-$150 more in rent?  

I totally agree with you, is that it's all in your mind.All you need to do is link up with seasoned individuals that already own bigger deals, bring value to the table and ride their coat tails to put your mind at ease.  

I did one flip about 10 years ago and was pretty foolish and just trying to ride the excitement of the day.

I would ride my bike beside her as we talked about how our business would run, how we would treat our employees, and how we would use some profits to help the disadvantaged. 20 years later, the dream is still alive!
