<3I have a bunch of random thoughts, questions, & scatterbrained ideas regarding building an ADU that I'd love some guidance/feedback on if anyone is willing or has knowledge/expertise on! 

Do not just get randoms, this is going to take a lot of work to protect your privacy and personal residence.

@Corby Goadei obviously agree with everything you said... but I assume these folks are just trying to look out for OP.and it seems like there are a lot of people that come on BP because they read Rich Dad Poor Dad, or watched a Brandon Turner webinar, and then spend a bunch of money on a random property, get crushed by capex, and disappear.i think the points / 'objections' raised are valid. 

Hey Sarah, if you're going to give up THAT easily, when random strangers on the interwebs just have to quote a few stats and numbers at you to make you fold up your tent and wander off into the night...well, the first thing you need to work on is telling anyone who doubts your resolve to go eat their dinner out of a dumpster.

A few thoughts from a random Mortgage Broker in Hawaii...1) Your friend likely isn't a mortgage broker as there is a pretty big delta (1 pt)  between what your friend is quoting you and what I am seeing in pricing .

Just ask people randomly.

I'm with @Jonathan Greene - no, don't buy 5 properties in that price range in a random market. 

Monitor metrics like click-through rates, engagement, and conversions, and A/B test different ad copies, images, and targeting options to optimize performance.Ensure your ad links to a landing page with a clear call-to-action where sellers can easily contact you.

With all the random cars that keep showing up to the house for 10 minutes a pop and then leaving and it being all different people I think this could be a drug problem.
