i used to think that if i didn't buy lunch, i was "saving" money, but really what i was doing was SPENDING my time making it, packaging it, putting it in the refridgerator, etc.i used to think by ironing my own clothes that i was "saving" money, but what i was doing was SPENDING my TIME doing useless dribble when i could be doing other more important things.once your brain fully realizes how important TIME is (don't become a workaholic though!)

You should also have an iron clad lease, and update it every time a tenant does something bothersome to help reduce future annoyances.

I like wrought iron and rustic furniture myself, so I probably wouldn't like the modern furniture you would most likely be putting in your pre-decorated houses.

It really just depends, and a HOA that's great now can quickly change when "Nosey Nancy" down the street gets elected to head the association and decides to rule with an iron fist.Google "HOA Nightmare" if you haven't and would like a laugh.

Ironically, I am actually planning to try this first in my primary residence.

There was a water line in the garage with a faucet, and i had no idea where the shut off was, It broke while i was at the home show in philly as i was promoting products that detect this kind of problem(ironic i know)..I got the alert on my phone..contacted my wife..she headed back to the house and sure enough..it was spewing out in the garage.

However, for my first landlord/tenant adventure, I would assume a nearby property would result in quicker response as I iron out all my learning experiences, would you agree?

Best to iron it out now, IMO. :)

In the meantime, I'm trying to learn as much as possible so I can strike while the iron is hot!
