Is refinancing not an option in your mind because of the high pre-payment penalty?

@Robert Brock, I guess my advice is not really any different than I would say to someone wanting to be a residential wholesaler: you need to add value to the transaction.Often times, having the deal tied up is the value, but more often then not, in my limited experience with commercial wholesalers and residential, the wholesaler has no idea what someone will actually pay, so they tie up a deal at too high a price and then add their fee that turns a bad investment into a horrible investment. 

I also feel $1,000 is a bit high to set up an LLC and QuickClaim a property.

I’m targeting assets between 25-100 units located in high-growth markets that exhibit strong fundamentals.

If it's the same 212 loan that I have some high level knowledge on, they offer fix and flip loans and are generally associated with a specific wholesaling firm. 

One highly effective way to find off-market deals is by leveraging trained VAs to handle lead generation and outreach.

Seems like everyone wants to wholesale here - The competition is really high - I dont really wholesale unless it makes sense for everyone but my advice would be to try and hit the lists that arent already super flooded ( pre foreclosure, vacant, etc.) 

Or will rates continue to stay high?

I get 2 or 3 bookings in a whole year from them.Given my high prices I am happing with the simplicity of getting the bookings from VRBO I do advertising other places such as local FB groups for Lake houses.Ultimately VRBO is king for me. 

Honestly with an interest rate like that you could even not pay off your primary and put any excess capital in a high yields savings account and be financially further in the long term.
