I find the sellers want some of the upside of the future performance and the deal will not work if you do not achieve a substantial portion of it. 

I will have to look into Columbus as a potential in the future

I now am looking all over the country, thinking of trying to find a duplex that’s has land where i can add more units in the future, or just a small apartment building, honestly I dont know at the moment just wanted some feedback from people who know more than me Hi Jadan, I was in the same shoes when I was priced out of where I lived (Portland OR) so I decided to move to Columbus OH.

There is a bit of a premium when buying turnkey homes but I would buy from them again in the future.  

If I, as a bond investor, am uncertain about what the future will bring, I might just sit on the sidelines and not invest.

Most importantly, I'm sure you would agree, this has been a huge learning experience that will allow you to be a more successful & savvy investor in the future based on this experience.

There's likely some good lessons he's learned that you may heed I'm not betting against you, but it seems like it could be a massive problem snowballing in the future.
