Ironically, many clever investors legally get HIGHER than market Rent from Section 8 Tenants - providing that "when IHA gives you a number", that number IS higher than generally paid by non-Section 8.

However it has been our experience that all of our rentals have "paid for themselves" (mortgages, HOA fees, utilities, advertising, and any other expenses) after our initial investment of down payment/closing costs & the cost of all of the furnishings/bedding/linens/etc needed to get the property up and running. 2) We only owned 2 of our condos on Okaloosa Island during 2017; one of them was rented 236 nights and one was rented 279 nights.

Basically spells out rules to follow, like check in check out times, house responsibilities, pet rules, use of bikes and golf cart, cost of lost keys, need to wash and dry linens prior to departure.

Honestly if you want to learn about Wholesaling and want to learn quicker sometimes to start its a great idea to get a course by people like Sean Terry (Flip2Freedom.com) or Clever Investor, or Tom Kroll (WholesalingInc.com) to learn the basics.

I use automated messaging, pricing, and scheduling software that does scale well but you still have to respond to individual guest inquiries, schedule (and deal with) cleaning & linen services, and respond to clients who are constantly second guessing what you do.
