Or is there a reason why you have chosen AZ?

I have chosen specific neighbourhoods in my city where im interested to invest in.Is this ok or should i try and be more specific?​

I have 1,000 and wondering if i should continue saving for my emergency funds or gamble and invest it.

Other factors that will impact are the Replacement cost of the building, the deductible chosen, Liabiltiy limits used, construction of building, age of building, etc.  

@Matt Swearingen The reason the notice and eviction route is not chosen by the vast majority of landlords when dealing with late payments is due primarily to the fear that they may actually end up having to evict.

You'd have to gamble a little bit by being out of the area but I would go for it rather than a significantly smaller return in a local area.

On a different note, how did you choose the particular towns in Northeast Ohio that you've chosen to invest in?

I replied that which vendors are chosen and used, depends on what's required/available at the time and at the landlord's discretion. 

Interestingly the properties I do have we have students renting the units as they are all near universities so maybe I have subconsciously chosen a demographic.  

The tenants and/or people contacting us for other professional reasons will have someone that we have chosen answer the phone and deal with the call.Imagine you have been expressing interest in an off market property for a while and they call to indicate they are possibly interested in selling but they get no answer for a week.
