Having two parents and an infant living in a 1 bedroom apartment should be within acceptable standards but having two parents and a now teenager living in that same 1 bedroom apartment should allow grounds for denial of tenancy.

In your opinion, whose job is it to teach teenagers (high school age) about personal finance? 

My only concern is the renter tripping GFCI's and calling every time - I guess it is easy enough to just tell them to reset.I am handy enough to do the GFCI replacements - when I was a teenager, I volunteered on projects thru my religious organization in the electrical department.

Obviously, younger Is better, but, I want to get my teenage boys into this with me and build passive income for my wife & my retirement as well as help set my boys up for success.

Growing up here as a teenager in the 90’s I would have never expected this place to explode population-wise like it has.  

None of these were druggies or at least herion needle types.One reason I like to at least talk to them is I bought one were the house I knock on door lady opens it older mid 50s and about 4 or 5 younger kids all with different disabilities teenager wearing a diaper etc.. you know tough human stuff. 

She lives with her two teenage children and has been an absolute rock star.

I have another deal where I spoke with the neighbor and they told me the seller was the daughter of an architect that built the home, and after they moved away a bunch of teenagers broke in, had a party there and trashed the home.
