Now you're got a great deal, even if this is three or four units.If its more than four units, you're in different territory for the refi, and it will be more complex than you're thinking.Frankly, I think you're being taken to the cleaners by a group of people who know each other much better than they're letting on.

I know there is such a form that exist because there are cleaners who enter businesses after hours with no manager around because they have a key.

Different insurance, lodging taxes from city/county/state, cost of furnishing, utilities and internet included in rent, landscaping, consumables, marketing, and even the amount of time you're going to spend answering calls, coordinating cleaners, etc.Short-term can be profitable but a lot of people exaggerate the numbers by not accounting for all the costs.Also think about your goals.

They allowed 2 houses and one has to be the one you live in, and the second one has to be in the system already in August 2018 I believe, and registration is coming up, so legally you might not be able to airbnb anymore, unless you live in that house.As far as how airbnb goes, If you have people to manage and clean the property, it works well.If you are going to manage and don't have the cleaners who can show up on time, then you will have trouble.

I've got a great cleaner for my primary who I've already began discussions with for the STR.  30% is insane and I've heard industry standard is 20-30% that's why that 10% was enticing but I'm glad that I reached out to the community.
