I have looked at a lot of properties like this.Many have gone past the average life expectancy of the building.The tenants are the worst of the worst.I am sure this seller is blowing sweet nothings in your ear dreaming of when it closes and he hands the keys (turd) over to you and runs out screaming that he is free FINALLY !

@Sunshine Bizz - To follow up to my post above and answer your questions more directly - The $150k and below price range is probably a pretty good "sweet spot" for Jacksonville, where the median home price is around $185k.
