As to the LLC, your house itself does not be be in an LLC for tax deductions, nor does your investment business need to be incorporated.  

I am interested in less than or equal to 4-plexes to start as a way to house hack then move to single family homes, build a portfolio, then incorporate more multi family homes. 

I've got a lot of experience with PM in corporate life, from location, build/construction oversight all the way down to electrical and technology deployment, etc., etc.

Hello,I'm getting ready to do my first deal, and was thinking about proceeding with getting an LLC.I attended a Fortune Builders event several months ago, and was contacted by a company called Nevada Corporate Headquarters who proceeded to tell me that I "HAD" to incorporate in Nevada because of various reasons. 

Similar in some ways and incorporates time value of money, but gives you an exact number for the "return" of the project.

Two years ago I formed a new incorporation with a partner with the goal of buying multiple properties over the following years.

Once you verify a clean title,  you can create the company and then provide the Articles of Incorporation to the title company. 

The appraiser mentioned it as a custom fitting being more valuable than it really was.If you incorporate custom details, in good taste for the style of property and quality, it makes an impression that can add more value than the real cost. :)

Make some money in it first, see if it is what you want to do rather than spending money on incorporating first.
