Sister in law is from Maple Grove, and we're always up there in Chanhassen, Chaska, Bloomington etc for my daughter's AAU basketball.  

Student rentals is very management intensive and can not be properly managed from away.

Blanket loans are more labor intensive for a lender drafting partial releses and combinding properties in th documents.Each property will still need a title search and insurance, each will be appraised, each will likely have the same requirements as an individual loan.

This business is cash intensive and you need to carefully watch payables and receivables.

Finding off-market deals is a lot more time-intensive and it can work too. 

I REALLY REALLY REALLY want to "tag along" another wholesaler locally and beat the streets, navigate the tax office, sit through a negotiation with buyer & seller (I will be totally quiet), whatever your most intense day consist of.

Cleveland and Northeastern Ohio has received a tremendous amount attention with low cost of living cities that are walk-able, the up coming RNC and some good basketball.

He is great with people (I'm no slouch, but he seems to have a way with making people feel at ease, when I am a bit more intense).

I personally ended up investing in the suburbs away from student rentals.It has less cash flow, but also will be less management Intensive.
