Novice Investor...all I need is "BiggerPockets"! (I'm punny-lol)

I WILL BE A SUCCESSFUL WHOLESALER!

I REALLY REALLY REALLY want to "tag along" another wholesaler locally and beat the streets, navigate the tax office, sit through a negotiation with buyer & seller (I will be totally quiet), whatever your most intense day consist of. I'm super friendly, I socialize WELL, I genuinely love people and I WILL WORK FOR FREE!

Here's where I'm at...

I was a Realtor in Texas 10+ years ago. I've been a stay at home mom for several years now. I live just outside of Ventura/Ojai CA and decided to get back in to Real Estate. I saw an ad for an Investor Training seminar...took the bait (hook, line and sinker), all the way to the $25,000/4 days of training ( I attend it in July in San Diego). I had never even heard of Wholesaling/Assignments and really thought the idea of Flipping and Holding sounded great as well. Yes, this deal comes with "access to mentors", but I truly do want to shadow someone in my local market. Plus I want to start this before July.

It's too late to back out now so please don't mock me...I saw the potential in what they were saying and had never heard of it before. The concept made so much sense (and still does) so I jumped at the opportunity. It's a done deal...no regrets. Anyways...

I am so HOOKED on the concept of Wholesaling that I think about it 24/7....ugh...

Anyways, if all my $25,000 ends up doing is sinking this HUGE seed in my heart and leading me to Wholesalers Inc. which led me to BiggerPockets, then it was worth every penny!! The wealth of information on this sight has me elated!

I have to postpone my start up until the end of April because I am heading to Mexico in a couple weeks and won't be available to really focus on this until after I get back, but when I do...IT'S ON!

I have listened to so many podcast now. I drive, fold laundry, walk the dog, cook dinner with this playing in the background, so I have some great ideas for start up. But would love all the input I could get. I'm starting form scratch...I knew I was going to be doing Real Estate so I have created a start up budget and have about $25,000 left to work with.

-I have set up two separate business entities in Nevada to help save on taxes.

-I just passed my state exam on the 5th but have not applied for my state license yet. (I started this before I heard of wholesaling...oh well)

-I bought the BiggerPockets Pro edition

-I have made a binder/map of my entire county that I intend to "Drive for Dollars" as soon as I get back from Mexico

-I have saved the postcard layout that I want to use after I have done at least one deal from "driving for dollars" so that I know what I am up against from start to finish in a transaction (I like to plan...obviously)

-I will have a website set up soon

-I will have my CRM set up

-I already ordered a second "number" to send all calls to that will transcribe talk to text

-I will order Business cards soon

I KNOW THAT THIS IS ALL A BIT MUCH FOR STARTING OUT, but I like to have a plan and I like to act fast, so once I had this dream hit my heart, it was on....I am setting myself up for success. I have read several books that talk about setting up your business NOW for the success you intend to have in the future. (Millionaire Real Estate Agent for example)

I will do the trenches...canvas on foot....knock doors...drive...I believe in the process. It builds character. The struggle makes the butterfly capable of flying PLUS I don't want anyone to suffer because of my lack of experience if I generate more traffic than I can handle starting out.

I want this so bad. So bad. So bad.

IF YOU ARE LOCAL....PLEASE CONSIDER LETTING ME SHADOW YOU FOR A COUPLE WEEKENDS. I AM WILLING TO HELP YOU OUT IN ANY WAY I CAN AS WELL.

I have my "WHY".

My husband is an electrical foreman in the oilfields. It's a dying industry. We have two beautiful children and a wonderful home and he has provided well for us over the years. He is a faithful man who never complains and has more integrity in his pinky than I have period. I desperately want to relieve the burden from him that if he loses his job we will lose our lifestyle. I want him to know that I HAVE HIS BACK. He deserves to not live in fear. We've been married for 8 years and he is so awesome. I want to return the goodness to him that he has blessed me with. I CAN DO IT!
