Student rentals in North Bay, Ontario

Anyone here invest in student rentals in North Bay, Ontario? We are not local to North Bay, but this would be the closest and most affordable university/college town to where we currently live. Wondering if the student rental market is as lucrative here as it would be in larger Canadian university cities, and if so, which neighbourhoods are best? It seems to be that Thibeault Terrace would be the most popular, based simply on location as it is closest to the campus, how far are students willing to commute? Any feedback is welcome!
