What county are you concentrating in?

The seller is a company that flips houses; they have too many going, and are selling this one as-is so they can concentrate on some more recent, larger acquistions.

The crime looks pretty high, and multi-family buildings seem to be concentrated in areas, but wondering if anyone investing there has insight on vacancy rates, what to look out for, and their outlook in this area.

Perhaps what you really need is an administrative assistant to do some of the minutia items and you concentrate on the more important items.

For now, I'd like to concentrate on purchasing 1 or 2 multifamily properties to get started.  

I concentrate on fix and flips, I do have a duplex that I flipped and am currently holding.
