The predominate attitude of most new investors (and many of the experienced types as well) is "how do I get around this law", the answer is always very simple, comply with it, if you can't, don't do it.

Some titles complies are more helpful though.

If you start working on a vacant  complex you would have to comply with these per code. 

They will lie right into your face and say that there's no such law - until you provide the law and advise them that they're willfully non-complying with the law and that I'll get my attorney involved.

You will most likely have to give them written notice, which will include a time frame, that they need to vacate the property, and then file a notice to quit with the magistrate court if they don't comply with your written notice.These are just guesses on my part based on my experiences.

Still debating whether I want to have someone act as an on-call manager only (meaning I fully manage the listing, bookings, cleanings, etc) just to comply with county regulations or if I want more of a full-service property manager.

You'll have to be sure to comply with both your HOA (if there is one) and any city/county ordinances restricting the number of unrelated adults cohabiting under the same roof.
