Set to close Oct 31st, here are the details (I am sure I will leave out a lot of details but this is the basics):Purchase Price: 53.5kRehab Cost: 13.5k (paint, carpet, redone hardwoods, new cabinets, tiled bath and shower, new light fixtures, garage door, new deck, new windows etc etc...this number includes re taxes as well ) I saved some money by doing a lot of the work myself..some painting, demo work, landscaping, etc.

Coast Guard HQ is already under construction and DHS starts soon.This is the largest active construction project in the US per some folks.However, this part of SE DC is thought by many to be the worst place in a city that has its hoods.We were thinking we just got in a little early, but the price was right, we are in all cash at about 65K and the carry is minimal given the potential upside.So we keep working on some final plans and were going to pull demo permits this fall and begin some work in the new year.Here is the kicker!

You may have to cancel the vacant dwelling policy and get different coverage during the demo.   

The articles I've found claim that demo has started and that the start of the new development is slated for some time 2023. 

You have to factor in the extra expense of demo, re-engineering, zoning hassles, etc on a re-build. 

Do I need to demo the addition?

Demo is done, windows and a door are in, reconfigured bath rooms for a better lay out, plumbing done, got the power turned on. 

If you are interested you should speak to costar and a local rep will give you a demo before you purchase.

If you needed to open up walls and then patch them it might make sense to use a GC since they would handle the demo, patch up, and clean up while the electrician would just wire up the place. 

Basically I know how to do all the work demo, painting, installing new drywall, tile floors etc.
