There are still a lot of investors who are drinking too much to the good times, thinking their products are better than they really are, foreclosures and REO are still everywhere in Jax, so finding opportunities is not hard, make sure you run good numbers on your properties, cap rates are not as simple as rent / purchase price, many of the homes have been sitting for years and need work, so factor in repairs, taxes, liens, etc.Have fun, I am in Jax, drop me a line if you like.

I'm an investor from the East Bay, in Richmond, but am working/staying in Stockton on the dates above, and was hoping to organize a little meetup here in Stockton while I'm out here to exchange stories and info about the differences in our investments in NorCal, have some food and drink, and do some real estate networking with our nearby investors..Mon-Wed 1/13/14 - 1/15-/14 or Tues-Thurs 1/21/14 - 1/23/14 I connected with @Erin A. on BP previously, who's coming to the East Bay meetup I organized in Oakland on 1/16 (which anyone is welcome to join, below..).

But either way not going to change unless the states really start enforcing the laws of the land.. so to that end this practice will continue un abated and some who get turned in will get fined and cease and desist kind of like getting a drunk driving.. many get them and still drink and drive ..

My office is on the first floor - this conference room is on the 3rd floor and used by the entire office building.I've used it before for casual meetings and it's great since there won't ever be a seating issue or any noise issues like a public establishment could have - plus there won't be any business owners "expecting" us to buy food or drinks while we are using their conference room.If anything, we can try it out once and if we don't like it - no biggie and we can go somewhere else.Friday for me before 2 pm are good.
