I seem to have reeled in a shark while fishing for a catfish.

They have a huge fishing community and retirement area.

While I have not found the right property to purchase yet, I have had the opportunity to be a private money lender for some local investors; which, has only served to broaden my learning experience (in a good way) and I am grateful for that.

You better broaden you're scope to investing if you don't you're missing a lot of deals.

It is a fishing lake, full of stumps and trees and very shallow.

A budget for rehab projects should be taken just as seriously and not by someone whom knows that your fishing.
