Their property contains a separate garage with workroom which they plan to convert into living/art studio space and eventually they also plan to add another living structure at the far end of the parcel.If I'm reading your post correctly it sounds like you'd like to do something along these lines and I'd love to support your plans in anyway I can.

If you're seeking conventional financing, you won't need the GRM or the Cap Rate, since the borrowers' opinion doesn't count, it's what the appraiser says it is.I agree, knowing the market is key, making adjustments to comps is as much an art as a science and it is only through experience that this aspect is accurately preceived.
