At the end of 2020 I purchased a restoration franchise called AdvantaClean that services from Chapel Hill to Fayetteville, Sanford to Dunn which amongst other things specializes in Mold, Water Damage, and Duct Cleaning.

I did not take into consideration the possibility of the city deeming it an unsafe structure and requiring an architect or engineer as I had assumed I would simply be restoring the original interior framework of the property through the typical permit application process.

The normal wear and tear is not as well defined in the regulations as it probably should be, but the general consensus is the landlord can deduct for costs related to cleaning the unit and restoring it to a move-in ready condition.

Now depending on the number of times you've used the program, your specific military service in some cases, and the loan type there are funding fees for the VA loan program; if you're at 0%-4% down, it's under >4%, 5%-9% down, it's a little over 1.5%, and over 10% down under 1.5%.So if you wanted to sell the investment after time and use this as your primary & house hacking until ‘dream home’ days (or moving out of your in-laws), you could sell and pay off the original loan balance and go this route or pay off original loan amount without selling and keeping it and apply for the one time benefit restoration - which is not the same as entitlement re- installment for active/permanent change of station orders or foreclosed upon properties.

They stated they will be making a small trench but when done will be restoring everything back.  2 weeks later the side yard is a disaster.
