Maybe a buy and hold landlord, maybe a first time investor looking to live in it and fix it.Many of the the phrases that RE investors use, "flipping" and "wholesaling" in particular, could use an overall and some redefining, if you ask me.

Though sometimes I wonder if it would be better in the long term if the last of the big manufacturers would just die and let the city redefine itself with a more stable and diverse economy (is this blasphemous?)

Thanks for all the input.As for paying taxes on the property, its part of our yard and so we have of course been paying the property tax right along.I'll go with pulling old fence, marking the actual line with survey flags and giving neighbor a copy of plat and deed, and only hiring surveyor if I cant find pipes on corners as per plat and/or if neighbor objects (gotta figure out how to use new Harbor Freight metal detector first--its very well rated.)

At most, I'll either have 2 guys working independently from each other or 2 pairs of guys where one of the guys is a helper and not making as much.Many items at Lowes and Home Depot also have a lot of overhead that can be avoided in many instances if you are a savvy shopper and use coupons which can be purchased online (10% up to $5000 or $10 off $50 from mycheapcoupons, also raise.com for another 7-10% off) or shop elsewhere (Harbor Freight for tools).

But I also have quite a few Harbor Freight tools.
