Recently we have restructured my entire business model to the point where I am acting as a general contractor for my own projects.I have more horror stories than I have the time or patience to write about.Working with a general contractor seems to be the easy route and when you are connected with the right one it is definitely helpful and a relationship who want to nurture over time.I had a couple of instances where I hired a general contractor, he hired sub-contractors and never paid them although he was paid for their work/contract work and the sub-contractors liened my properties.Getting lien waivers from the general contractor is useless and worthless unless you have subsequent lien waivers from his or her sub-contractors as well.I recently had a general contractor come out and look at a job for a gut rehab of a two unit building in Chicago.

I may not be able to do so in one 30 minute conversation, so the I decide if I wish to further nurture the prospect or refer them to my competitor(s) who will be, ah, let's just say more 'direct' in their approach.The perceived added value approach also keeps me, as investor, with my feet to the fire.

Then would do the reverse post Winter and check the condition of the window and door screens as well.The elf would call each tenant to negotiate a good time for the on-site maintenance inspections, set the appointments, and post a legal "Notice to Enter" if necessary.At our 8-plex, once a week, the elf would clean the coin-op laundry room and wipe down the w/d machines, walk the premises to check on the tidiness of the grounds, check on the proper use of our garbage dumpster/recycle bins, and water the flower beds, shrubs and landscaping as needed.I would reserve my time and expertise for business financials, for nurturing the tenant-landlord relationship, and also for tenant move-ins and move-outs: advertising, screening, interviewing, showing, contracting, new tenant orientation, etc.

My question is this: are there people, groups, or thought leaders you can recommend on the practice of pulling records and building owner lists, marketing/nurturing pipeline, the scripts and objections you might overcome with building owners... who is out there getting their hands dirty with the cold calling, mailing, sales side of multifamily acquisition?
