Cleaning fee included in rent

Ok, this is another newbie question of mine. Is it possible to include a cleaning service fee in the tenants monthly rent. I have this lady that will clean twice a month for a very reasonable price. A sort of HOA fee. I figured by going this route that I can be assured cleanliness and also have insight on any property damage i.e. holes in the wall Thoughts???

Good idea, just spun the wrong way.  Keep your rents the way they are and add a coupon to your Welcome Packet for the cleaning.  Arrange a flat fee from the cleaning agency if you sign on another client for them.  They get another $100/month, you get $15 or something like that.  Put the bookkeeping on them :)

It shows that you are thinking of them, but not putting any major expectations.

If you want to inspect the property regularly, spell it out in the lease AND IN PERSON.  This is not necessary for most rentals.  But the basic concept is "the longer someone stays somewhere, the more they care about it."
